Guide to working with E. Wayne Thomas Construction
Step One, Initial Meeting Discussion Points
- Project Discussion in General
- What are you trying to Achieve
- Level of Detail, you wish to share (photos?)
- Answers to Questions you may have
- Review on File Concept Drafting (previous projects – on file)
- Aesthetic, Architectural Style (if any)
- Material, Quality, Budget, Schedule & Anticipated Start time
After Initial Meeting & your Consideration. If you choose to work with E. Wayne Thomas Construction. A Design Drafting Agreement will be written. Upon Signed Contract, a $1,500.00 retainer as a minimum fee will schedule the project.
Step Two, Concept Design & Plan Development
- Site Visit.
- Analysis of Local codes and Municipalities.
- Site Survey will be ordered. It must be current within one year of the planned construction document permit submittal’s (in some cases).
- Other Client information to be shared at this time.
- Begin a program list of rooms and square footage, (for general construction cost analysis, review and communication with Client).
- Concept Design starts. Typically, a rudimentary Pre-liminary Concept.
- Time lapses for completion.
- Once Concept Design is complete, another in-person review meeting occurs, recommended (not always necessary).
Step Three, Design Development (upon Concept Design Approval)
- Site Plan, Floor Plans & Elevations under development.
- In Person review meeting of above. Feedback is essential here, and all major decision makers to be present.
- Client approval is required in writing to establish final plan versions. Very few changes should occur beyond this point.
- A flat fee as defined in the contract will cover up to 50 hours of work to this stage. Additional Time, meetings, revisions, etc. will continue as an hourly basis (if needed).
Step Four, Final Steps
- Plan Sheets, Site Plan, Floor Plan(s), Foundation Plan, Roof Plan, Exterior Elevations, Section Views & Necessary Detail Sheets needed for a Design/Build Permit Submittal package are completed.
- Depending on the level of completion required by governing entities and other possible complexities, the following Professional Services might be required to engage in, through above-mentioned processes &/or future processes. These are Listed below but not limited to the list shown. Additional Fees for these services would apply (if applicable).

General Fees:
- Projects 1,800 S.F. and under (ground floor) = $3 - $6/S.F.
- Projects 1,800 S.F. and above (ground floor) = $2 - $5/S.F.
- Hourly Rate Fee Basis, $80/hour
